In early 2009, headlines around the country are whistling about scams, declines in 401k portfolio balances and stock market indices plummeting. Real Estate Contracts may be (well, in Capital Creations LLC's opinion, ARE) a great alternative. There is, of course, no investment that comes without risk since one of the basic premises in investing is that you receive a return that is related to the risk you are willing to take. New Mexico Real Estate Contracts (NMREC's) offer the possibility of earning from 6% to 20%, depending on the investors risk tolerance. Better still, NMREC's are not "pooled" investments; rather, the investor controls every aspect of the investment: whether or not to invest and how much to invest. A NMREC investor doesn't hand money off to a third party (like what appears to have happened in the Madoff scandal) and hope for the best. A NMREC investor buys the contract, monitors the contract and enforces the terms of the contract. Generally, a third party (a Licensed New Mexico Escrow Company)  collects and disburses payments, so tax reporting is simplified. If there is a downside of NMREC's, it's that they are ACTIVE investments ... that is, a NMREC investor must monitor each investment on at least a monthly basis. So, you can't "buy and forget".
